For example, a landlord renting a property in March could consider offering a 14 or 15-month lease instead of a standard 12-month agreement. A lease beginning in December might be structured for 17 or 18 months. These options can bring the future expiration date into the busier summer leasing cycle.
Lease terms should still reflect local laws, current market conditions and the needs of the tenant. However, strategically adjusting the initial lease length can help prevent a property from repeatedly becoming available during a slower time of year.
Prepare Before Military Renters Begin Their Search
Military families are advised that it is never too early to begin planning a PCS move and researching their new community [4]. Property owners should follow a similar timeline.
Repairs, maintenance and professional photography should be completed before the property is advertised. Landlords should also establish competitive pricing, confirm the anticipated availability date and begin marketing before the current tenant moves out when legally and practically possible.
